How banks decide how much loan you get
Lenders use FOIR — Fixed Obligation to Income Ratio. It caps the share of your monthly income that can go to all EMIs together, usually 40–50% for lower incomes and up to 60–65% for high earners.
Your eligible loan is the loan amount whose EMI fits in the room left after your existing EMIs, at the loan's interest rate and tenure.
Example: with a take-home income of ₹1,00,000 a month, ₹10,000 of existing EMIs and a 50% FOIR, you can take a new EMI of up to ₹40,000. At 9% for 20 years, that supports a loan of about ₹44.46 lakh.
How to increase your loan eligibility
- Close or reduce small running loans and credit card dues before applying.
- Add an earning co-applicant (spouse or parent) — their income is added to yours.
- Choose a longer tenure, if your age allows it.
- Keep a good credit (CIBIL) score; it can also get you a lower interest rate.
